Everything that goes into a plank floor

One trade, done properly. Below is the full list of what we handle, and what each one actually includes.

Dining room with pale wide plank flooring and large windows

LVP Installation

Luxury vinyl plank is all we install, and that is on purpose. Doing one thing every day means we know how each brand clicks together, where it wants an expansion gap, and which subfloor problems will telegraph through the finish six months later. Waterproof, scratch-resistant, warm underfoot, and it handles the dust and dry air down here better than laminate or engineered wood.

What’s included

  • Free in-home measure and written quote
  • Subfloor checked flat and dry before we start
  • Proper expansion gaps so the floor doesn't buckle
  • Cuts around door jambs, vents and cabinets
  • Full cleanup — we haul our own waste out
  • 2-year workmanship warranty

Glue-Down Flooring

Not every plank floor should float. Glue-down is the right call over concrete slab, in very large open rooms where a floating floor has too much room to move, in commercial and high-traffic spaces, and anywhere rolling loads — office chairs, walkers, carts — would work a floating floor loose over time. It is less forgiving to install and the prep has to be right, which is exactly why we are comfortable offering it. We will tell you honestly which method your house calls for rather than defaulting to whichever is quicker for us.

What’s included

  • Full spread and pressure-sensitive adhesive, matched to the plank
  • Moisture tested before anything is glued down
  • Slab ground, patched and levelled where it needs it
  • Rolled to seat the planks properly in the adhesive
  • The honest recommendation on glue-down versus floating
  • 2-year workmanship warranty, same as every job

Old Flooring Removal

Most of our jobs start with tearing something out. Carpet and pad come up easy; tile and thinset are the hard part and the reason a lot of people put the project off. We handle demo as part of the install so you are not coordinating two different outfits, and we get the subfloor back to clean and flat before a single plank goes down.

What’s included

  • Carpet, pad, tack strip and staples
  • Tile, thinset and backer board
  • Old laminate and vinyl sheet
  • Debris hauled away, not left in your driveway
  • Subfloor prepped, patched and swept

Floor Leveling and Repair

A plank floor is only ever as flat as what it sits on. Dips, humps, a cracked slab, soft or rotted subfloor, a squeak that has been there for years — none of that goes away when you cover it. It telegraphs straight through, and it is the single most common reason a floor ends up with gaps, bouncy spots or separated seams a year later. We check for all of it before quoting, and we fix it properly rather than hoping the plank hides it.

What’s included

  • Subfloor checked flat with a straightedge, not by eye
  • Self-leveling compound poured over dips and low spots
  • High spots ground down
  • Soft, rotted or water-damaged subfloor cut out and replaced
  • Squeaks screwed down and loose sheets refastened
  • Cracked or uneven slab patched and prepped
  • Moisture tested before anything goes down

Rental Turnovers

If you own rentals, you already know carpet is a recurring expense — replaced every tenant or two, and never looking right after the first one. LVP gets replaced once and then stops being a line item. We work with landlords and property managers on a schedule set around the vacancy, so the unit is ready for the next tenant instead of sitting empty waiting on us.

What’s included

  • Quotes you can put in a budget before the tenant leaves
  • Scheduled to your vacancy window
  • Same product kept consistent across your units
  • Repeat-customer scheduling priority

Baseboards and Trim

There are two ways to deal with baseboards on a plank install: remove and reinstall them so the floor tucks underneath, or leave them and cover the gap with quarter round. The first looks far better and is what we do by default. We pull the base carefully, keep it in order so it goes back where it came from, and reinstall it after the floor is in. If your existing baseboards are tired, painted thick or just not the look you want any more, we will supply and install new ones instead — a new floor is the easiest time to do it, because the base is already coming off.

What’s included

  • Existing baseboards removed and reinstalled
  • New baseboards supplied and installed if you would rather start fresh
  • Taller or different profiles if you want to update the look
  • Quarter round or shoe molding if you prefer
  • Nail holes filled and ready for touch-up paint

Transitions and Thresholds

The transitions are the detail people notice in year two, when a cheap strip has worked loose and catches a toe every time. We fit T-moldings, reducers, stair nose and door thresholds properly, matched to the plank, so the edges stay put and the height change is not something you feel walking through the house.

What’s included

  • T-molding between rooms
  • Reducers down to tile or concrete
  • Stair nose on steps and landings
  • Exterior door thresholds sealed
  • Color-matched to your plank
